01 / OUR THEORY OF CHANGE
Displacement isn't inevitable.
It's the consequence of a broken information system — one where renters negotiate blind, housing providers compete on opacity instead of fairness, and the people with the least power absorb all the risk.
What we believe, and what we've unwaveringly practiced since 2015, is simple: rental systems that prioritize affordability, dignity, and transparency build the trust required to deliver long-term stable housing.
This isn't theory for us — it's a track record. We've proven it through enforced rent caps, education-forward policies, manual vetting of every listing, and data-informed moderation. The numbers below are what that looks like in practice.

Rent Stabilization

We cap prices to prevent speculative spikes. Listings over the ceiling are declined, full stop.
Human Review
Dignity, screened for.
Every submission is manually reviewed by a real person before it reaches the community. Listings that fail our standards for pricing or dignity don't go up.
The Roommate Agreement
Filling the legal void.
Our most-downloaded resource, built for the shared-housing and "hidden market" situations formal tenancy law doesn't cover.
Pre-Arrival Education
Transparency, before you even land.
We give newcomers real market certainty weeks before they arrive, so no one's first Toronto experience is being exploited for not knowing better.

04 / WHERE WE STARTED
From Bunz to independence.
Toronto Home Zone began in 2015 inside the former Bunz ecosystem, before growing into an independent community guided by Deneille Macas. What started as a listing group where toxicity was often tolerated became a rights-focused community built on education, dignity, and scam-free housing.
Today, Toronto Home Zone is 150,000+ members strong on Facebook — one of the largest rental communities of its kind in the city. All of it — moderation, tools, knowledge base, coordination — is powered by people, not profit.
05 / WHERE WE'RE GOING
Built for all of Ontario.
The theory of change was never meant to stop at Toronto's borders.
We're transforming the platform into the sustainable civic housing infrastructure it's already in demand to be — for all of Ontario. The underlying structure, from the database to the front-end tools, was built to support any region, not just this one. People can already use it to navigate Toronto, and as we spark new chapters, they'll be able to navigate their own communities the same way.
The rule is simple: as long as there's demand in a region and a lead willing to start a chapter, the platform already exists to serve them. The laws apply the same way everywhere in Ontario — so the system does too.
06 / HOW WE SUSTAIN THIS
A labour of love — and how you can help.
TOHS has always been a labour of love. Member trust is the lifeblood of this space, so we've rarely taken on outside partners — and we never will if it means exploiting the divide between landlords and tenants. Day-to-day costs are covered out of pocket, because we believe the rental market needs a space that isn't driven by profit.
That's gotten harder to sustain without personal sacrifice. So we're building ways to support the work that keep our values intact — no pointless ads, no data sales. Two ways to help right now:
